What Godalming houses are actually like

Godalming has a deeper layer of history than most of the places we work. The town centre holds a run of buildings from the sixteenth and seventeenth centuries, and the terraced cottages in Deanery Place go back to the fifteenth century, when they were part of the Rectory Manor. The Pepperpot, the little former town hall in the middle of the High Street, was built in 1814 to replace the medieval market house.

The material that defines the town is Bargate stone, a dark honey coloured sandstone that came out of the Bargate Beds around Godalming and was quarried locally until the Second World War. You see it in walls, plinths and whole elevations across the town. Because the quarries closed, matching it now means reclaimed stone rather than new, and that has to be found and priced properly rather than assumed.

The housing is not all historic. Waverley's own figures show how different the wards are. Holloway is around 64 per cent detached, while Charterhouse is around 35 per cent flats and apartments. Binscombe, which grew up in the medieval period around Binscombe Farm, is a conservation area including the original farmhouse. Around all of that sits the ordinary Victorian, interwar and post war housing that most people actually live in, out through Farncombe and Busbridge.

The town also has an unexpected claim to fame that says something about how it thinks of itself. In 1881 Godalming became arguably the first place in the world with a combined public and private electricity supply.

Planning in Godalming

Waverley Borough Council

Godalming is in Waverley Borough Council's area, not Guildford. It is a different authority with its own local plan and its own way of doing things, and we work to both.

There is a lot of designated heritage here. The town centre and Binscombe are conservation areas and the town holds a large number of listed buildings. Inside a conservation area permitted development rights are reduced, and cladding, side extensions and some roof alterations that would be automatic elsewhere need consent. If the building is listed you need listed building consent for alterations, including work inside the building, and doing that work without consent is a criminal offence rather than just a planning problem.

On older buildings the technical approach matters as much as the paperwork. Solid walled period buildings were built to let moisture move through them. Sealing them up with the wrong materials traps damp and causes decay, so lime mortars and breathable finishes are often the right answer rather than modern cement and plastic paint. We will tell you where that applies to your building.

Worth knowing

Damp in old Godalming houses is usually misdiagnosed

If you own a period house in Godalming there is a decent chance someone has told you it has rising damp and quoted you for a chemical injection course and new plaster. Sometimes that is right. Often it is not, and the treatment makes the building worse.

Older solid walled buildings were designed to handle moisture by letting it evaporate away through the wall and out through soft lime mortar and breathable finishes. When a building like that is repointed in hard cement, coated in modern masonry paint, or lined with waterproof render, the moisture cannot get out. It goes up and inwards instead, and appears as damp on the inside face.

The usual real causes we find are much duller than rising damp. Ground levels built up above the internal floor over the years. A path or patio bridging the wall. A blocked or leaking gutter soaking one patch of wall. Cement render cracked and holding water behind it. Fixing those is cheaper than a damp proofing contract and it actually works.

We will look at the whole building before recommending anything, and if a specialist damp survey is genuinely needed we will say so. What we will not do is sell you an injected damp course for a wall that needs its gutter clearing.

The town centre is tight. The old streets were not designed for lorries, parking is limited and some access is shared, so deliveries need booking and often need to be broken into smaller loads. Where a skip has to sit on the highway, Waverley Borough Council issues the permit and we arrange it.

Out in Farncombe, Busbridge and the newer roads access is much easier and most properties have a driveway that will take a skip. We work out the access plan before we quote, because on a constrained town centre site it is a genuine cost and we would rather it was in the price than a surprise later.

We can work with it and match it, but it is worth knowing that the local quarries closed around the Second World War, so a match means sourcing reclaimed stone rather than buying new. That takes time to find and it is not cheap. We price it honestly rather than substituting something that looks close from a distance.

More than people expect, but the process is stricter. Listed building consent is needed for alterations that affect the building's character, and that includes internal changes such as removing walls, replacing windows or altering staircases. It is a separate consent from planning permission. We work with the conservation officer rather than around them, which in our experience gets a better answer faster.

Where the building needs it, yes. Solid walled buildings without a damp proof course rely on being able to breathe. Repointing them in hard cement traps moisture in the wall and pushes damp inside, and it can damage the face of the brick or stone. Lime is often the right call, and we will explain why for your building rather than just quoting the cheaper option.
