What Burpham houses are actually like

Burpham appears in the Domesday Book as Borham, so there has been something here a very long time, but what you see today is mostly twentieth century. The village grew around the houses near what is now Sutherland Memorial Park, and that older core still has the distinctive redbrick and tile hung houses the area is known for.

Tile hanging matters practically, not just visually. If we are extending a tile hung house the new elevation has to pick the detail up or the whole thing looks wrong, and that means matching plain clay tiles and getting the coursing right rather than reaching for the nearest modern equivalent.

Around that older centre are the larger planned developments, chiefly Weylea Farm and Weybrook Farm, which went up at broadly the same time as Merrow Park. These are conventional estate houses on regular plots. They are well built and straightforward to work on, but they were designed to a budget, so the kitchens are small, the layouts are compartmented, and the garages are narrow.

That is the pattern of the work here. Older core houses need careful, sympathetic work that respects brick and tile. Estate houses need space and light, which usually means going out at the back or opening up inside.

Planning in Burpham

Guildford Borough Council

Burpham is in the Guildford Borough Council area. On the estate housing, permitted development covers a lot of what people want, particularly single storey rear extensions and loft conversions within the volume allowances. The estates were built as coherent developments, so it is worth checking whether any planning conditions from the original permission restrict later changes, which happens more often on newer estates than people expect.

The older part of Burpham needs a lighter touch. Where houses are older and the street has a consistent character, the council pays more attention to what you can see from the road, so a front extension or a change of materials will get more scrutiny than the same work at the back.

There is also the River Wey to think about. Land towards Burpham Court Farm and Jacobs Well sits close to the river, and flood risk is a real planning consideration on that side. If your property is near the river we check the flood zone before we design anything, because it changes what you can build and what the council will accept.

Extending a Burpham estate house without losing the garden

The estate houses at Weylea Farm and Weybrook Farm were laid out efficiently, which is a polite way of saying the gardens are a sensible size rather than a generous one. So the question we get asked most in Burpham is how to add a kitchen and family room without ending up with a patio and nothing else.

The first answer is usually to look inside before looking outside. A lot of these houses have a separate kitchen, a dining room and a hall taking up the whole ground floor in small pieces. Taking out one internal wall and moving a doorway can produce most of the space people wanted from an extension, at a fraction of the cost and without touching the garden.

Where you do need to build, going out three metres with a proper pitched or lantern roof usually beats going out five with a flat one. You keep more garden, you keep more light, and the finished room feels bigger than the floor plan suggests because the ceiling is higher.

The third option people forget is the garage. On these estates the garages are narrow and most are used for storage rather than cars. Converting one gives you a room without losing a square metre of garden, and it is normally a building regulations job rather than a planning one.

Working in Burpham

Most Burpham houses have off street parking and a driveway that will take a skip, so we can usually keep everything off the highway. On the estate roads with parking on both sides we book deliveries for the middle of the day when the road is clearest.

The London Road and the A3 junction are the pinch points, so materials come in early. We keep the site fenced and tidy, which matters more here than on an isolated plot because the estates have a lot of children and a lot of foot traffic to the park.

A lot of single storey rear extensions here are permitted development, particularly on the Weylea Farm and Weybrook Farm estates. Two exceptions catch people out. Some newer estates carry planning conditions that remove permitted development rights, and properties close to the River Wey have flood risk to deal with. We check both for your address before you commit to a design.

Yes, and it is worth doing properly. Matching means using plain clay tiles of the right size and colour and getting the coursing and the verge detail to line up with the original. A concrete tile in roughly the right shade always shows. We will source a proper match and show you a sample before we start.

We will not quote you a percentage, because it depends on the house and the market at the time. What we can say is that a converted garage only adds value if it is genuinely warm, dry and finished to the same standard as the rest of the house. A cold room with a damp floor reads as a garage with a carpet in it, and buyers see through it.

Yes, and we take the flood risk seriously there. Building close to the Wey can mean changes to floor levels, the type of foundation and the materials used at low level. We check the flood zone at the start so the design works with it rather than running into a problem at the application stage.
